Hello, I’m Karly, principal broker and owner of Niche Homes. Today, I’d like to tell you about The Niche Homes Way, our process and system of how we prepare a property to sell. Typically, our process yields 10% to 15% higher sold prices, as well as shorter days on market, typically 41% faster than the Salt Lake County average.
STEP ONE: LISTEN & SET GOALS
The Niche Home way begins by listening. We ask thoughtful questions and analyze your response so we can best determine your needs and expectations. What is most important to you? What do you hope to get out of your home sale? Are you looking for a top-dollar strategy or do you want to minimize your stress as much as possible? As a small brokerage, we can do both. We are very nimble and flexible and can accommodate our clients’ needs.
STEP TWO: ESTABLISH A PRICING STRATEGY
Once we understand your needs, we then take a very close look at the market data. We pull together what’s called a Comparative Market Analysis (CMA) and decide together in which price range your home would sell. We look at all the macro and micro inputs of sold properties, active properties, under contract properties, and discuss where we would like to fall in that pricing strategy. Pricing strategy is key to our success, and we want to make sure we get that right and start on the right foot as we list your home and prepare it for the market.
STEP THREE: PREPARE YOUR HOME
Once we’ve set our pricing strategy, we’re going to move into our market preparation process. We’ll have our boots on the ground and start implementing all of the various checklist items to optimize the return on your property. We’re going to pull in our in-house interior designer, we’re going to work off of a checklist that helps us divide and conquer the most essential items as we prepare your home for the market. We’re going to look at thoughtful repairs, updates, and other improvements and strategies to optimize your return.
STEP FOUR: ALL-INCLUSIVE STAGING
The Niche Homes way is designed to put our clients first. Our all-inclusive staging plan includes free furniture staging, deep cleaning and window washing. You’ve gone through the effort of depersonalizing and decluttering, moving some furniture and accessories around. We’re going to come in and put that icing on the cake and get top dollar. And, as your realtor, we are going to work hard for that.
STEP FIVE: HIGH-TECH & HIGH-TOUGH MARKETING
The Niche Homes way does not cut any corners and we’re going to implore all of our high-tech and high-touch marketing strategies. We hire the best photographers and videographers to present your property so that as viewers begin their search online, they are compelled to tour your property and offer top dollar.
