
As Salt Lake County enters what may be its hottest, driest summer in decades, the real estate market is finally showing signs of long-term cooling.
After several years of rapid price growth and intense competition, today’s market is a respite from the frantic, heated last five years of a decidedly strong seller’s market. Homes are still selling, buyers are still active, and sellers are still moving forward, but the urgency that defined the last several years is fading.

Home price increases remain subdued. The median sold price in Salt Lake County is currently $561,406, up nearly 7% year over year, while the median listing price sits at $555,000, down just under 2% year over year. This small gap reflects a shift favoring a buyer’s market.
Active listings now total 4,719, up about 4% year over year, giving buyers more options and more breathing room than they’ve had in years.
Homes are also taking slightly longer to sell, with median days on market at 43 days, up modestly year over year. Instead of rushed decisions and immediate bidding wars, buyers now have time to compare, evaluate, and negotiate more intentionally.
Even price per square foot has eased slightly to $270, down just over 2% year over year, reinforcing the same broader theme: stability, not decline.
Affordability continues to shape buyer behavior. Mortgage rates remain in the mid-to-high-6% range nationally, keeping monthly payments elevated compared to recent years. Mortgage-purchase applications fell to their lowest level in six weeks. Buyers are responding not by exiting the market, but by becoming more selective and more patient.
At the same time, rental prices in Salt Lake County are up more than 6% year over year, which continues to support long-term demand for homeownership even as purchase decisions take longer.
Across Salt Lake County, the market continues to function steadily, just without the urgency of recent years. Patience has become the defining strategy on both sides.
For buyers, that means the ability to wait for the right home rather than forcing a decision. For sellers, it means success is now more closely tied to preparation and pricing than timing alone.
The Salt Lake County housing market may feel slower than the recent past, but in many ways it’s simply normalizing. Instead of worrying about a changing season or a cooling market, we can probably just enjoy the relief of a milder real estate climate. After all, when you’re already surviving triple-digit summer heat, a little cooling in the housing market feels less like a warning sign and more like welcome shade.
