Market Report – Spring 2026

Right on Track

At the beginning of the year, we predicted Utah’s housing market would be stable, flat, and a bit sticky throughout 2026—and so far, that’s exactly what we’re seeing.

Utah continues to be a rate-sensitive market, meaning buyer and seller activity closely follows what’s happening with interest rates. We expected rates to land between 5.9% and 6.3% this year, and we’re right in that range. As of this week, rates have dipped to around 6.30%—down from 6.83% this time last year—which is a meaningful shift for buyers heading into the spring season.

Even small changes in rates can have a big impact—lower monthly payments, more buying power, and significantly less paid interest over time.

We lean on our trusted partner, loan officer Cori Pugsley, to help interpret these shifts. Her take: we’re in a “range-bound” market, and it’s wise to get comfortable with rates in the mid-6% range for the near future.

Rates Down, Inventory Up

Over the past month, we’ve seen a strong increase in listings across our brokerage—that’s consistent with the time of year and what we typically see when rates soften.

In fact, single-family home inventory is up about 12% compared to last year. More inventory means more opportunity, but also more competition—making preparation and positioning more important than ever. The homes getting the most attention are the ones that are dialed in—clean, beautifully presented, and strategically priced. Thoughtful prep isn’t optional anymore; it’s what drives results. The Niche Homes Way has this process down to a fine science.

It’s exciting to see so many clients feeling ready to make moves they’ve been thinking about for a while. If you’re considering your next step, we’d love to help you take advantage of what this market is offering.
