It’s often necessary for real estate transactions to occur within narrow time constraints. Approximately 70% of people who are buying a home are also selling the home they currently live in. An experienced agent is able to coordinate the timing of all the tasks for buying a home (such as getting approved for a loan, searching for a home, making offers, negotiating closing dates and lease backs) while simultaneously selling the clients’ current home–organizing staging, hosting open houses, and reviewing offers. The task of juggling due dates takes determination and skill, which is exactly how Niche Homes makes it happen.
The Challenge
When our wonderful clients found the home of their dreams, they needed to sell their current home in a hurry in order to close the deal. Three kids, two full-time careers, and all the responsibilities of daily life, made it impossible for this family to prepare their home to sell on such a short allowance of time. They had been living in their home for eight years and were well-settled, making a quick move even more of a challenge.
BEFORE: The dining room was perfectly serving its purpose as a comfortable living space for the family of five.
AFTER: The dining room was staged to be a neutral canvas. This gives potential buyers the ability to envision themselves living in the space.
This was an ideal opportunity to utilize the tried and true Niche Homes Way strategy. We sprang into action with our precision planning and executed the process that we’ve fine tuned with a Swiss watchmaker’s attention to detail. These quick turnarounds always involve additional pressure and stress so we typically advise our clients to allow two or more weeks for market preparation, whenever possible.
The Plan
With support from Niche Homes, the family was able to get their home market-ready within ONE WEEK. Our relationships with reliable vendors made it possible to coordinate the minor repairs and updates at a moment’s notice. Niche Homes Studio Interior Designer Polina Hullinger put together a comprehensive plan for staging the home that took into consideration the family’s comfort as they would remain in the home throughout the process.
Depersonalization is an important aspect of staging a home, as it gives new owner’s the ability to visualize their life in a neutral space. Our team assisted the family with taking down art, moving furniture, and packing up about 30% of their belongings in order to accomplish this goal.
As all of these actions were being taken on the homefront, marketing materials were being prepared behind the scenes. A custom webpage with professional photographs and the home’s information was created by our web designer. High quality print materials were made for the Open House, including invitations that were passed out in the neighborhood.
The home was featured on our social media accounts and an email was sent to our sphere of influence.
Neighbors and potential buyers were given this welcoming invitation for an Open House
The Result
We were able to list their home in one week in order to meet their closing time frame. The home was strategically priced based on careful market analysis. According to the Salt Lake Board of Realtors, Salt Lake County homes were on the market for an average of 31 days in October. We were hopeful that, because of the team effort put forth by Niche Homes and these fantastic clients, this home would sell faster than the average. And it did.
It was under contract within FOUR DAYS with a phenomenal offer and an additional backup offer. We were able to secure a swift 30 day close which met all the clients’ obligations and wishes. This is what is possible when you partner with the Niche Homes team.
