The 2026 Salt Lake County Housing Outlook: Stable, Flat, and Sticky

By January 22, 2026Market Reports

After reading the articles, listening to the podcasts, and attending multiple housing seminars as our industry prepares for a new year, I’m ready to share the Niche Homes summary for Salt Lake County market predictions for 2026: stable, flat, and sticky.

Stable: A Solid Foundation

Utah consistently ranks as the best place to live and work thanks to our nation-leading economic stability and unparalleled access to outdoor recreation. As of 2026, the state has maintained the top overall ranking from U.S. News & World Report for three consecutive years. While challenges like housing affordability and winter air quality persist, Utah’s combination of high social mobility, a pro-business environment, and top-tier fiscal management makes it a wonderful destination for both career growth and personal well-being.

Flat: The Inventory Impasse

The data is clear: inventory is flat. We need 28,000 new homes to be built every year for the next 10 years to keep up with the population growth in the Beehive State. Builders have not been able to keep up with this aggressive number. This shortage, coupled with the fact that most Utahns are hanging on to a 4% or less mortgage rate, means households are choosing to remodel their homes and stay put rather than sell.

Currently, the average age of a first-time homebuyer in Utah is 37 years old, a few years younger than the national average of 40. Most Utah residents stay in their homes for an average of 9 to 11 years.

Sticky: Why Prices Aren’t Budging

Despite higher interest rates, home prices have remained remarkably resilient. As Jim Wood, Director of the Bureau of Economic and Business Research at the University of Utah’s David Eccles School of Business, explains:

“The median sales price of a home in Salt Lake County increased over 40% in two years (2020-2022), the strongest price surge in Utah’s real estate history. This unprecedented increase coupled with the pandemic’s impact on demand and the doubling of mortgage rates in 2022, produced the prevailing notion that prices were in for a serious decline in 2023. It did not happen. Prices fell a scant 2.8%. Serious price declines occur only during prolonged recessions, job losses, and foreclosures.”

2026 Market Insights

The “Rate Sensitive” State: Utah is a young, fast-growing state with limited housing supply, making affordability (and thus rates) a major factor in how many people are able to purchase homes.

Interest Rates: Expected to hover between 5.9% and 6.3% throughout 2026.

Median Sales Price: $555,000 for a single-family home in Salt Lake County (up roughly 3% from 2025).

Homeownership Wealth: Being a homeowner remains the number one way Americans build wealth. The average homeowner has a net worth of $430,000 in 2025, compared to just $10,000 for a renter.

The Affordability Gap: Salt Lake County residents need to earn approximately $142,000/year to afford a median-priced home.

The Human Factor: 40% of homeowners now own their homes with no mortgage, and the number one reason people continue to move is to be closer to family and friends.
